Bangkok's Condo Market Splits in Two as Luxury Segment Outperforms
Bangkok’s condominium market is increasingly splitting into two distinct stories, according to CBRE Thailand. Prime, downtown luxury projects are attracting sustained buyer interest even as the broader market remains weighed down by weak purchasing power and tight mortgage lending — a polarisation that’s showing up clearly in this year’s launch numbers rather than just in anecdote.
New condo launches in downtown Bangkok totalled 2,380 units in the first half of 2026, up 207% year-on-year, while midtown and suburban launches rose a smaller but still notable 46% to 8,982 units. CBRE attributes that jump largely to a wave of premium-positioned projects rather than a broad-based recovery in ordinary demand — several central business district launches reportedly drew buyers queuing ahead of official sales openings, a level of pre-launch demand that’s been largely absent from the mid- and lower-priced segments.
That gap matters because it changes what “recovery” means for different parts of the market. Developers targeting scarce, well-located luxury stock are seeing consistent demand and limited competing supply, while those with completed but unsold inventory in the middle and lower price brackets continue to lean on discounts and promotional incentives to move units. CBRE expects Bangkok’s condo market as a whole to stay a buyer’s market through the rest of 2026, with most developers prioritising clearing existing stock over launching significant new supply outside the luxury tier.
