REIC's Q2 Data Shows Foreign Condo Buying Barely Growing, With Myanmar Demand Concentrated in Bangkok
Thailand’s Real Estate Information Center (REIC) recorded 3,292 condominium ownership transfers to foreign buyers nationwide in the second quarter of 2026, up a modest 1.4% year-on-year. The combined floor area transferred grew faster than the unit count, rising 8.1% to 145,140 square metres, which points to foreign buyers on average picking up somewhat larger units than a year earlier even as the overall pace of transactions barely moved.
REIC’s ranking of the ten leading foreign buyer nationalities by transfer value over the first half of 2026 placed China first, followed by Russia and Myanmar, then the United States, Taiwan, France, the United Kingdom, Germany, Australia and India. Russia’s position reflects a broader surge reported elsewhere in REIC’s data, with Russian condo purchase value up sharply even as China’s overall activity has been cooling from the dominant share it held in past years.
Myanmar’s figures are the more striking detail buried in the ranking. Condominium transfers to Myanmar nationals were worth 2.457 billion baht over the first half of 2026, down 16.2% from the same period a year earlier — a decline, not a surge. What sets Myanmar apart from the other nationalities on the list is geography rather than growth: its purchases remained heavily concentrated in Bangkok specifically, in contrast to buyer groups like Russians, whose demand has skewed toward resort markets such as Phuket and Chonburi.
That split matters for how Bangkok’s foreign buyer base is read going forward. A capital-city condo market leaning on a nationality whose transfer value is currently shrinking is a different risk profile than one riding a nationality still on the way up, and it suggests Bangkok’s exposure to swings in Myanmar-linked demand — whatever is driving it, whether relocation, investment or capital flight — deserves more attention than its relatively modest share of the overall foreign buyer ranking might suggest at first glance.
