Bangkok's Resale Condo Market Rebounds as Buyers Chase Affordability

While Bangkok’s primary condo market continues to wrestle with a large unsold inventory, the city’s resale segment is telling a different story. According to Real Estate Information Center (REIC) figures reported in the second quarter of 2026, second-hand condominium transfers nationwide rose 39.4% year-on-year, with the combined value of those transfers up 41%. Bangkok remained by far the largest piece of that market, accounting for roughly 42% of all resale transfers and close to half of their total value.

The shift toward resale looks less like a change in taste and more like a response to squeezed household budgets. With mortgage approvals running tight and incomes failing to keep pace with living costs, buyers appear to be gravitating toward existing units that come at a discount to comparable new launches, rather than committing to premium-priced projects fresh off the plan. That dynamic sits alongside the broader affordability story already playing out in Bangkok’s new-build segment, where launch prices have stayed stubbornly high even as land costs for future projects get marked down.

For owners and prospective buyers watching the capital’s market, the divergence is worth noting: a resurgent resale market can offer relatively liquid exit routes for existing condo owners, even while developers of new stock continue working through a backlog that some estimates put at multiple years to clear. It also suggests the “buyer’s market” conditions widely reported in new-launch pricing are extending into the secondary market, where negotiating room and realistic pricing appear to be doing more to move units than headline discounts on brand-new towers.

Whether this resale strength holds through the rest of 2026 will likely depend on how mortgage lending conditions evolve and whether household debt levels — already flagged as a persistent drag on the wider market — ease enough to bring more first-time buyers back in, whether they end up choosing new or existing stock.
