Bangkok Condo Sales Jump 19.5% in Q2 as Low-Rise Housing Falls Further Behind

New condominium sales in Bangkok and the five provinces around it climbed 19.5%, according to Real Estate Information Center (REIC) data, year-on-year in the second quarter of 2026, even as developers pulled back on fresh launches. Total unsold condo inventory fell 10.2% over the same period, a sign that the segment may finally be working through some of the stock overhang that has weighed on the capital’s market for years.

Low-rise housing is moving in the opposite direction. Sales fell 11.4% year-on-year, and developers cut new low-rise launches even more sharply — down 28.6% — suggesting builders are responding to soft demand by throttling supply rather than competing on price. At the current sales pace, clearing the existing low-rise pipeline would take roughly 67 months, compared with about 39 months for condos, a gap that underlines just how differently the two segments are recovering.

The split adds another data point to a Bangkok market that increasingly looks like two markets rather than one. Separate reporting this year put Bangkok’s condo glut at around 350,000 units, which could take up to six years to clear. A 19.5% quarterly sales jump doesn’t erase that overhang, but it does suggest demand for condos specifically may be turning a corner faster than the low-rise segment, or than the inventory headlines alone would imply.
