FazWaz Data: Phuket Logs 54,628 Property Enquiries, Nearly Two-Thirds From Overseas

A market analysis built from FazWaz’s listing network puts genuine buyer and tenant interest in Phuket at 54,628 enquiries between December 2025 and May 2026, spread across 1,258 tracked projects. The dataset draws on actual enquiries sent to real listings across the aggregated portal network rather than survey responses, giving it broader market coverage than a single agency’s book of business.

Renting, not buying, dominates that demand: 39,042 of the enquiries were for rental properties against 15,586 for purchase, a roughly 2.5-to-1 split, with a median monthly rental budget around 35,000 baht. On the buying side, the enquiries collectively represented some 272 billion baht in stated purchase budgets — a figure that speaks to the depth of capital circling the island even as actual transaction volumes depend on how much of that stated interest converts into signed deals.

International buyers and renters accounted for 62% of all enquiries, drawn from 141 different countries, reinforcing Phuket’s position as one of the more globally diversified property markets in Thailand rather than one dependent on any single source country. Geographically, demand isn’t evenly spread: Choeng Thale alone drew 6,628 rental and 3,326 sale enquiries, about 18% of the island’s total, with Rawai a distant second at 5,108 rental and 2,428 sale enquiries.

Taken together with forecasts that new condominium supply will ease to 6,000-8,000 units in 2026, the enquiry data points to demand that continues to outpace incoming stock in the most sought-after zones — even if a large share of that demand is renters rather than buyers, and even if stated purchase budgets don’t guarantee completed sales.
