Thailand Becomes Asia's Biggest Branded-Residence Market, With Phuket Leading the Resort Segment

C9 Hotelworks’ latest Asia Branded Residences Market Review puts Thailand’s branded-residence sector at 205.3 billion baht (roughly US$6.4 billion), up 13.3% on the year and now the largest branded-residence market in Asia by launched supply. That 26% share of the region’s total supply is notable mostly because of where it’s happening: while the wider Thai housing and condo market is working through a multi-year slowdown, buyers at the top end are doing the opposite, treating hotel-branded and lifestyle-branded units as a safer place to park money than the broader market offers right now.

Phuket is the clearest resort-market expression of that trend. The island has around 3,465 launched branded-residence units, the largest count of any resort destination in Asia, well ahead of Hua Hin, Pattaya and Koh Samui, which the review also flags as expanding their own resort-led supply. That ranking tracks with what’s already been happening on Phuket’s west coast, where branded towers and villa projects tied to international hotel names have been among the busiest segments of an otherwise selective buyer market.

Bangkok remains the single biggest branded-residence location nationally, with just over 5,000 units built around the city’s serviced, managed-residence offering rather than resort living. But the review’s more interesting detail for Phuket is the direction brands are moving: standalone branded residences not tied to a hotel operator now make up 22% of Thailand’s total supply, above the 17% Asian average, as fashion, lifestyle and even automotive names move into the format. If that diversification keeps favoring resort markets the way it has so far, Phuket looks positioned to keep gaining share even as overall transaction volumes elsewhere in Thailand stay under pressure.
