Phuket's Foreign Buyer Base Diversifies as Developers Pivot to Mid-Priced Villas
Phuket’s residential market is entering a new phase, according to figures reported by the Bangkok Post, with foreign buyers becoming noticeably more price-conscious than in previous years. That shift is reportedly pushing developers toward villas priced between 10 and 20 million baht, a step down from the ultra-luxury positioning that has dominated much of the island’s recent villa development, as the global economic slowdown makes overseas buyers more sensitive to price than before.
The buyer mix behind that demand looks different from the Chinese-dominated narrative that has characterized much of Phuket’s foreign buying story in past years. At developer Origin’s Phuket projects, foreign buyers make up roughly 70% of customers and Thai buyers 30%, but within that group Russians account for the largest share at 47%, followed by Poles at 16% and Chinese buyers at just 6% — a far more diversified international base than a single-nationality story would suggest.
Even with buyers growing more price-sensitive at the mid-market level, luxury villas are reportedly still outperforming condos among Phuket’s most affluent overseas purchasers, who continue to prioritize lifestyle and location over pure investment return. Read together, the two trends suggest Phuket’s market is stratifying by buyer type as much as it’s diversifying by nationality — mid-priced villas competing for price-conscious buyers while the top end continues to draw buyers who aren’t primarily shopping on price.
