Phuket's West Coast Hotspots Push Condo and Villa Prices to Bangkok-Comparable Levels
Property prices along Phuket’s west coast have reached a new tier, according to Knight Frank Thailand figures reported by Nation Thailand in June, with average condominium prices in Bang Tao now the island’s highest at 283,975 baht per square metre, followed by Layan at 197,000 baht per square metre and Kamala at 182,375 baht per square metre. Those figures put the island’s most sought-after beachfront pockets on a footing the market itself is now describing as comparable with Bangkok’s prime residential areas — a notable milestone for locations that not long ago were valued mainly as a resort and holiday-home market rather than one competing with the capital on price.
Villas in the same areas command even steeper price tags. Layan currently averages 285 million baht per unit, the highest on the island, with Bang Tao close behind at roughly 255.8 million baht and Kamala at 234.3 million baht. At that scale, these aren’t entry-level holiday villas but a genuinely high-end product aimed at a narrow slice of the market.
The reporting attributes the run-up mainly to increasing scarcity of remaining seaside land on the west coast combined with strong, concentrated demand from international investors and long-stay residents who want to be in these specific locations rather than simply on Phuket generally.
It’s worth keeping the geography in mind before treating these numbers as representative of Phuket as a whole. Bang Tao, Layan and Kamala are a small, specific slice of the island’s west coast, and the scarcity dynamics pushing prices there likely don’t apply evenly to Phuket’s less prime inland and eastern areas — meaning the gap between the island’s most prized addresses and its broader market may now be widening rather than narrowing.
