EEC Industrial Land Take-Up Hits Five-Quarter High as New Supply Queues Up
Thailand’s industrial estate land market absorbed 1,914 rai in the most recent quarter, up 16.7% year-on-year and the highest take-up level in five quarters, according to Colliers Thailand. The firm points to three converging factors behind the jump: the Board of Investment’s January 2026 announcement extending its investment-promotion incentive framework through the end of 2027, ongoing pressure from US tariffs on manufacturers weighing where to locate production, and a spike in global shipping costs after a Strait of Hormuz-linked disruption on February 28, 2026 pushed cargo insurance premiums up four-to-six-fold and added 10-15 days to delivery times. That combination reportedly pushed manufacturers to accelerate land reservations to lock in costs before they climbed further, with more than 70% of ownership transfers in the quarter — 35 of 50 deals — concentrated in March alone.
That demand surge is arriving just as a substantial new supply pipeline prepares to open. Roughly 8,996 rai of newly serviced industrial land across five estates is scheduled for completion in the fourth quarter of 2026, and three of those five sit inside the Eastern Economic Corridor: Amata City Chonburi 2 in Ban Bueng district (2,213 rai), Amata City Rayong 2 in Ban Khai district (1,547 rai), and TFD Industrial Estate 2 in Bang Pakong district, Chachoengsao (1,240 rai).
The timing sets up a test for the EEC’s land market heading into 2027. Recent demand has been strong enough to compress vacancy and push prices up sharply in Chonburi and Rayong over the past year, but a near-9,000-rai injection of new serviced land landing within a single quarter is a meaningful supply response. Whether that new land absorbs at a similar pace to the current cycle, or instead takes some of the heat out of pricing, will depend on whether the same BOI-incentive, tariff and logistics pressures driving today’s demand are still in play once the new estates open for sale.
