Data Centre Demand Pushes Up Power-Ready Industrial Land Prices, With the EEC a Key Target
Savills (Thailand) reports that industrial land with confirmed, substantial power capacity is now pulling a clear price premium over otherwise comparable plots, as data centre developers compete for the small number of sites that can actually support them. Nationwide, the average selling price for this category of industrial land reached 8.4 million baht per rai in the second quarter of 2026, up 7% year-on-year — though Savills expects that growth to moderate through the rest of the year as close to 10,000 rai of new industrial supply reaches the market in the fourth quarter.
The Eastern Economic Corridor remains the sharpest focal point for this demand. Overseas data centre investors are typically after plots of 50 to 100 rai with dual road access and proximity to power, water and fibre infrastructure — exactly the profile the EEC’s established industrial estates are built around. Developer WHA Corporation has been running a feasibility study for a dedicated data-centre, cloud and AI estate inside the corridor, and has previously said projects of this kind could require around 1,000 megawatts of green power, a figure Savills’ own reporting echoes in describing electricity, not land availability, as the real bottleneck facing investors.
That bottleneck is now colliding with a regulatory pause. In early September, Thailand’s data centre policy board ordered a temporary halt on 166 projects nationwide — 49 already under construction and 117 still awaiting permits — while four new subcommittees draw up standards covering power and water use, siting, safety and the economic benefit Thailand actually gets from hosting them. For EEC land specifically, that pause cuts both ways: it is unlikely to cool the underlying appetite for power-ready sites, but it does mean some of the deals driving today’s land premium may take longer to close than the headline demand numbers suggest.
