Greater Bangkok Housing Splits by Price Tier as Detached Houses and Shophouses Lose Ground
Greater Bangkok’s housing market isn’t moving as one block this year — it’s splitting cleanly along price lines. Data from Kiatnakin Phatra Bank covering the first five months of 2026 shows condominiums and more affordably priced homes continuing to find buyers, while detached houses and newly built shophouses have both lost significant ground. Detached-house transfer volumes slipped 0.7% and their combined value fell 9%, but the sharpest drop came in new shophouses, where transfer value collapsed 48.4%.
The pattern reads less like a broad slowdown and more like a reshuffling of buyer priorities. Rather than pulling back across the board, purchasers appear to be gravitating toward properties that match what they can realistically afford and actually intend to live in, rather than higher-priced houses or commercial-residential units bought with an investment or business angle in mind. That would help explain why the bank’s figures show mid- and lower-priced condos and homes performing comparatively well in several Greater Bangkok locations even as the capital’s overall market continues to grapple with tight mortgage lending and elevated household debt.
Shophouses look especially exposed in this environment. A near-halving of transfer value in new units suggests developers and owners are finding it far harder to move stock that historically appealed to small business buyers — a segment likely to be more sensitive to financing costs and weaker retail conditions than owner-occupier housing demand. Detached houses, while not falling nearly as steeply, are still moving in the opposite direction from the condo segment, reinforcing the sense that price point and practical use, not property type in isolation, are now the dividing line running through Bangkok’s housing figures.
For anyone tracking Bangkok’s broader inventory overhang — including the roughly 350,000 unsold condo units reported elsewhere this year — this segment-level data adds useful texture: the overhang and the pockets of resilience are apparently coexisting within the same market, concentrated in different price bands and property types rather than spread evenly across the board.
