Phuket's Property Market Now Worth Over 705 Billion Baht, Survey Finds

In September, a 2026 survey by Dr Sopon Pornchokchai of the Agency for Real Estate Affairs found 90,597 residential and accommodation units on the market in Phuket, together worth 705 billion baht — making Phuket the highest-value regional property market in Thailand, second only to Greater Bangkok nationwide. Resort-style villas and condominiums account for just 52% of those units but around 80% of the total value, reflecting a market skewed toward high-priced holiday and investment homes rather than everyday local housing.

The survey attributes most of that demand to foreign buyers, particularly from Russia, China and Europe, drawn to resort villas and condos in areas such as Thalang, Cherng Talay, Bang Tao, Chalong and Rawai. The average price across unsold units is about 12.8 million baht, well above what a typical Thai buyer would pay, underlining how separate the foreign-facing resort segment has become from the local housing market. Of the total stock, roughly 85% (76,582 units, worth 527.8 billion baht) had already sold, with units moving at an absorption rate of about 5.2% of remaining supply per month.

For anyone buying or selling property in Phuket, this is a reminder that pricing and demand on the island are now driven overwhelmingly by international buyers in the resort segment, rather than by domestic demand.
