AP Thailand's First Hua Hin Project Lands as Foreign Buying Surges in the Province

AP Thailand, one of the country’s largest listed developers and historically a Bangkok-focused low-rise housing builder, has launched its first Hua Hin project under its APITOWN brand. The development sits in the Hin Lek Fai subdistrict and comprises 163 single detached and twin homes priced from 3.79 to 7.89 million baht, marketed under the concept “Sea the Moments, Feel the Home” and pitched as being within about ten minutes of both the town centre and the beach. According to the company’s own announcement, a presale event held over May 30-31 generated more than 300 million baht in reservations.

The move into Hua Hin is notable because it comes from a developer whose business has traditionally been concentrated in and around the capital. It also lines up with data reported by Nation Thailand from KKP Bank showing sharp regional divergence in Thailand’s foreign property market through 2025: foreign condominium transfers rose 66% year-on-year in Prachuap Khiri Khan, the province that contains Hua Hin, even as they fell 15% in Chonburi and 28% in Chiang Mai. Bangkok, by comparison, managed a comparatively modest 9% increase over the same period.

Taken together, a major national developer choosing this moment to enter Hua Hin for the first time, and bank data flagging the province as one of the few genuine bright spots in a national market otherwise described as sluggish, point in the same direction: institutional players increasingly see Hua Hin’s momentum as more than a temporary blip tied to any single project or buyer nationality. Whether that translates into a wave of similar entries from other Bangkok-centric developers, or whether AP’s early presale numbers hold up once the project moves from reservations to actual transfers, is something worth watching over the coming months.
